Throughout the whole roof inspection process, photographs are taken by our roof inspector to document any evidence of areas that are leaking right now, or that are likely to leak in the future. After any and all photos have been taken and the roof has been fully inspected, the roof inspector puts together a thoroughly written roof inspection report within 24 hours, that includes photographs, areas that are causing problems, ways to correct these problems, and price estimates that can help you when you try to buy, sell, finance, or to insure your home.
All of our roof inspections include the detail and professional opinion (typically missing from home inspection reports) that is needed by mortgage lenders, homeowners insurance adjusters and roof riders on home warranty insurance policies.
When looking at a masonry chimney, we’re going to be looking for the following conditions:1. rust 2. damage 3. installation-related problems
Rust is caused by age, failure to maintain painting, incompatible materials such as aluminum flashings on masonry chimneys, or steel nails used on copper flashings, tarring over metal flashings. Damaged flashings are a result of animal damage, differential movement of the roof and chimney, mortar or fastener deterioration and careless roofing or masonry work nearby. Installation problems are, of course, workmanship issues. Leakage is the implication here. Not only can interior and structural damage take place, but also the masonry can be damaged over time.
The rainy season is upon us and in order to avoid water damage in your home and its foundation, you may want to consider inspecting your home gutters by a professional home improvement contractor.
Installing proper rain gutters will help avoid potential hazardous costly house repairs. Water damage is also very harmful to the inhabitants of your house. Rain water can cause much damage to a roof and its foundation. If water floods than runs down into your walls this is where the foundation and its beams can become weak. The water that trickles down your walls can also cause attic and basement flooding as well as harmful mildew.
A roof expert will be able to redirect the water that runs down your roof through a spout system allowing the water to redirect away from your home.
